How much can a Manitoba landlord charge for a security deposit?

No more than one half of the first month's rent, though a landlord may charge an additional pet damage deposit of up to another half month if you have a pet, for a combined maximum of one month's rent. The landlord holds it in trust until you move out, and it is one of the lowest deposit caps in the country.

When do I get my deposit back in Manitoba?

If the landlord has no claim against it, the deposit plus interest must be returned within 14 days of the tenancy ending. If the landlord makes a claim, they must notify you and the return period extends to 28 days.

How much can rent go up in Manitoba in 2026?

The 2026 rent increase guideline is 1.8%. Charging more than the guideline requires approval from the Residential Tenancies Branch, and tenants must receive at least 3 months of written notice before the increase starts.

Do I have to give my Social Insurance Number on a rental application?

No. A landlord may ask, but a SIN is not required, and the Office of the Privacy Commissioner of Canada advises against sharing it. A credit check can be run with just your name, date of birth and address.

Can a Manitoba landlord refuse me because I receive social assistance?

No. Source of income is a protected ground under the Manitoba Human Rights Code, so a landlord cannot deny you housing or change the terms because your income comes from assistance rather than employment.

Can a landlord ask about my criminal record in Manitoba?

Manitoba is one of the few provinces where the Human Rights Commission will accept a complaint based on criminal record, mainly as an analogous ground under Code s. 9(1)(a) and secondarily through its social disadvantage provisions. Because of that, you can reasonably decline to answer criminal-history questions, and landlords should be cautious about asking.
