Alabama rental application rules to know
- •Under Ala. Code § 35-9A-201, a security deposit generally may not exceed one month's periodic rent. A landlord may charge more only for a pet deposit, for changes or alterations to the unit, or for tenant activities that increase the landlord's liability or the property's hazard.
- •Your landlord must mail an itemized accounting of any deductions plus any refund within 60 days after the tenancy ends and you deliver possession (Ala. Code § 35-9A-201).
- •A landlord who withholds a deposit in bad faith or misses the 60-day deadline is liable for double the amount of your original deposit.
- •Alabama sets no statutory cap on rental application or screening fees, and they are typically nonrefundable.
- •Alabama sets no statutory cap on late fees. A late fee must be reasonable and stated in your lease to be enforceable.
- •Before ending a lease for unpaid rent, an Alabama landlord must give at least seven business days' written notice to pay or move out under Ala. Code § 35-9A-421.

What is the maximum security deposit in Alabama?
