What is a rental application form?

A standardized form a prospective tenant completes so a landlord can evaluate them: contact details, current and past residences, employment and income, references, and a signed authorization to run credit and background checks. It's the first formal step of renting, the lease comes after approval.

What do landlords check on a rental application?

Typically four things: your credit report, an eviction/background search, income verification (usually 2.5–3× rent via pay stubs), and references from current or past landlords. Your signed authorization on the application is what legally permits the credit and background pulls.

Is this free rental application form legally valid?

Yes. A rental application is simply an information-collection form with an FCRA-compliant authorization, there's no government-mandated version. This form includes the standard sections landlords expect plus a proper screening authorization. For state-specific rules (like California's fee cap), use our state versions.

Do I have to provide my Social Security Number?

It's usually requested because credit checks are faster and more accurate with it, but many screening services can run checks with an ITIN, and some use tenant-pays links that never give the landlord your SSN. If you're uncomfortable, ask the landlord how your data is handled, and note this site never sees or stores what you type.

What happens if my application is denied?

If the denial was based even in part on a screening report, federal law (FCRA) requires the landlord to notify you, name the screening company, and tell you about your right to a free copy of the report within 60 days and to dispute inaccurate information. Application deposits (as opposed to fees) are generally refundable on rejection.

Is my information stored when I use this tool?
